A VA IRRRL, short for Interest Rate Reduction Refinance Loan, is a VA to VA refinance for homeowners who already have a VA backed mortgage. It may help lower your interest rate or move you from an adjustable rate to a fixed rate. It is not a cash out refinance, and no cash comes out of the transaction. Based in Atlanta, our team walks VA homeowners throughout Georgia through the numbers phone first.

A refinance program for existing VA loans, sometimes called a VA streamline refinance. It replaces your current VA backed mortgage with a new VA backed mortgage, generally to reduce the interest rate or move from an adjustable rate to a fixed rate.
Possibly, in your favor. You may be exempt from the VA funding fee, and Georgia offers a homestead property tax exemption for qualifying disabled Veterans. See what 100 percent disabled Veterans in Georgia should know.
Yes. An IRRRL refinances a VA loan into another VA loan. If your current mortgage is not VA backed, other refinance programs would apply instead, and we can walk you through those.
No. An IRRRL does not allow cash out of the transaction. If accessing your equity is the goal, a VA cash out refinance is the program to compare.
Potentially lowering the interest rate, potentially lowering the monthly principal and interest payment, or trading an adjustable rate for the stability of a fixed rate.
Your current loan against the proposed new loan: the rate, the payment, the term, the costs, and how long the payment savings would take to recover those costs. VA requires this comparison, and we review it with you before you decide anything.
VA requires an old loan versus new loan comparison before any IRRRL closes. We walk through yours with you in one call: your current loan on one side, the proposed loan on the other, line by line, so you can see whether the numbers actually work in your favor.
A phone review is not a loan application and is not a commitment to lend. Savings are never guaranteed and depend on your complete situation.
WHAT TO EXPECT
The common thread is simple: an existing VA loan, and a reason to believe a new one could genuinely improve it.
See where your VA loan standsWhen rates have moved since you closed, the old versus new math may be worth running.
Moving to a fixed rate trades uncertainty for a payment you can plan around.
VA generally does not require an appraisal or a traditional credit underwriting package for a standard IRRRL, though lender and investor requirements may vary.
Prior occupancy may qualify. You certify that you live in the home now or lived in it previously.
The longer you keep the loan past the break even point, the more the savings work for you.
If the numbers do not favor refinancing, we tell you that plainly and you keep your current loan.
Being in one of these groups does not guarantee eligibility or savings. Every IRRRL depends on the complete situation and applicable requirements.
A lower payment does not automatically mean the refinance is the best financial decision. Here is when to pause.
An IRRRL cannot provide cash out. A VA cash out refinance is the program to compare instead.
An IRRRL only refinances an existing VA loan. Other refinance programs would apply.
If you leave before the payment savings recover the costs, the refinance can lose you money.
Fixed rate to fixed rate refinances generally require a meaningful rate reduction, and small savings may never repay the costs.
The existing loan must satisfy applicable seasoning requirements before an IRRRL can close.
A second lienholder must generally agree to remain subordinate to the new loan, and that agreement is not automatic.
May lower your interest rate
May lower your monthly principal and interest payment
Can move an adjustable rate to a fixed rate
Generally a simpler process; VA does not typically require an appraisal or a full credit underwriting package, though lender and investor requirements may vary
Prior occupancy may qualify, even if you no longer live in the home
Applicable costs may be paid at closing, financed into the new loan, or potentially offset through an available lender credit structure
The IRRRL funding fee is generally lower than the fee on other VA loan transactions
Refinancing has costs, and financing those costs increases the new loan balance
Resetting the loan term can increase the total interest paid over the life of the loan
A VA funding fee generally applies unless you qualify for an exemption
The transaction must provide a net tangible benefit and satisfy seasoning requirements
Costs generally must be recoverable through the payment savings within the required period
Taxes and insurance can change independently from principal and interest, so your full payment may differ
A lower payment does not automatically make the refinance the best financial decision
This section is for education, not product promotion. Whether an IRRRL serves you depends on your complete situation, and refinancing may increase your total finance charges over the life of the loan.
The Heart of the Decision
VA requires a side by side comparison of your current loan and the proposed loan before an IRRRL closes. This is what that comparison covers, and it is exactly what we walk through with you on the phone.
Want to run rough numbers yourself first? Our refinance calculator compares a current loan to a new one on figures you enter. Keep in mind an IRRRL does not allow cash out, so leave that field at zero, and the VA funding fee is a cost we will walk through with you since the calculator does not include it.
Honest Math
Refinancing is never free, and we will never describe it that way. Here is where the costs come from and how to think about recovering them.
An IRRRL still involves closing costs. They may be paid at closing, financed into the new loan, or potentially offset through an available lender credit structure. Financing costs increases the new loan balance, and a lender credit structure has its own tradeoffs we explain before you choose.
The standard VA funding fee for an IRRRL is generally [CMS: current IRRRL funding fee percentage] of the loan amount, unless you qualify for an exemption. Some borrowers, including certain Veterans receiving VA disability compensation, may be exempt. We confirm your status early because it changes the math. If you are a 100 percent disabled Veteran in Georgia, two separate benefits may work in your favor. Current figures are published by VA, linked in the sources below.
Divide the total costs by the monthly payment savings and you get the number of months until the refinance pays for itself. Applicable costs generally must be recoverable through the payment savings within the required period. If you plan to sell or pay off the loan before that point, the refinance can cost you more than it saves.
A new loan generally means a new term. Even with a lower rate and payment, restarting the clock can increase the total interest paid over the life of the loan. The old versus new comparison puts this number in front of you so nothing is hidden in the fine print.
This is exactly what the phone review covers: your costs, your savings, your break even point, and your total interest difference, with nothing glossed over.

Three legitimate paths. No path is best for everyone, and keeping the loan you have is sometimes the right answer.
| Criteria | VA IRRRL | Keep Your Current Loan | VA Cash Out Refinance |
|---|---|---|---|
| Best suited for | Homeowners with a VA loan seeking a lower rate or a fixed rate | Homeowners whose current terms already serve them well | Homeowners who want to access equity or refinance a non VA loan into a VA loan |
| Cash from equity | Not available | Not applicable | May be available for eligible borrowers |
| Typical process | Streamlined; VA generally does not require an appraisal or full credit package, though lender requirements may vary | No process and no costs | Full underwriting with an appraisal |
| Costs | Closing costs plus a funding fee unless exempt | None | Closing costs plus a funding fee unless exempt; generally a higher fee than an IRRRL |
| Primary advantage | A simpler path to a potentially better rate or payment | Zero cost and zero risk of a bad trade | Access to equity with VA backing |
| Potential tradeoff | Costs must be recovered through savings; term reset can raise total interest | Keeps a higher rate or adjustable rate if one applies | More process, more cost, and a larger loan balance |
| When another path may fit better | You need cash out, or the savings cannot recover the costs | The old versus new math clearly favors refinancing | You want the simplest path and need no cash |

Your situation is its own scenario. Let us look at it together.
Protect Yourself
Homeowners with VA loans receive a steady stream of mailers, calls, and ads pushing IRRRL refinances. Some are legitimate. Many are not. Here is how to tell the difference before you respond to anything, including anything from us.
Layer One: Georgia Statewide
[CMS: Georgia introduction] Editable area for a genuine Georgia overview written by UHome, covering how Veterans across the state tend to use IRRRLs, what Georgia homeowners with VA loans should weigh first, and how the closing process works here.
Two separate benefits may affect your refinance costs and your total monthly housing payment.
First, a Veteran who receives VA compensation for a service connected disability, or who otherwise qualifies for an exemption under VA rules, may not have to pay the VA funding fee. On an IRRRL, this can reduce the total refinance costs and may shorten the time needed to recover those costs. UHome confirms your funding fee status as part of the loan review.
Second, Georgia provides a disabled Veteran homestead property tax exemption for qualifying residents. Eligibility may include Veterans rated 100 percent totally disabled, Veterans paid at the 100 percent rate because of unemployability, and certain Veterans who meet other applicable qualification criteria. The home generally must be owned and occupied as the Veteran's primary residence.
The homestead exemption is separate from the refinance and must be applied for through the appropriate county office. If the exemption is approved and property taxes are included in the mortgage escrow account, the servicer may adjust the escrow portion of the monthly payment after receiving and processing the updated tax information.
Eligibility requirements and exemption amounts may change. Veterans should confirm current details with their county tax office or the Georgia Department of Veterans Service.
Layer Two: Atlanta, Our Home Market
UHome Mortgage is headquartered in Atlanta, and the metro is where our team reviews VA loans every week. A few situations come up again and again in Atlanta area IRRRL conversations, and they shape what we look at first.
Relocation is a big one. Metro careers move people, and many Veterans who bought here with a VA loan no longer live in the home. Prior occupancy may still qualify for an IRRRL, so moving away, or keeping the property as a rental, does not automatically close the door. We also see second mortgages and HELOCs on metro properties more often than people expect, and a second lienholder must generally agree to remain subordinate before an IRRRL can close, so we raise that question early rather than at the finish line.
The other recurring theme is escrow. Metro county property taxes and insurance flow through the monthly payment, they change independently of your rate, and for qualifying disabled Veterans the county administered homestead exemption can move that number too. When our team runs your old versus new comparison, all of it is on the table, not just the rate.
[CMS: Atlanta Metro content] Editable extension area for additional metro context UHome wants to publish over time, such as anonymized questions received from Metro Atlanta VA homeowners.
Layer Three: County Resources
Each county administers the disabled Veteran homestead exemption through its own tax commissioner. These links go to the official county offices where applications are filed.

GOOD QUESTIONS
Interest Rate Reduction Refinance Loan. It is a VA program that refinances an existing VA backed mortgage into a new VA backed mortgage, generally to reduce the rate or move from an adjustable rate to a fixed rate. Many people call it a VA streamline refinance.
Yes. An IRRRL is a VA to VA refinance. If your current mortgage is conventional, FHA, or anything other than VA backed, an IRRRL is not available, but other refinance programs may be, including a VA cash out refinance for eligible Veterans.
No. No cash may be received from IRRRL proceeds. If accessing your home equity is the goal, a VA cash out refinance is the program to compare, and we can walk you through whether it fits.
VA does not generally require an appraisal or a traditional credit underwriting package for a standard IRRRL. However, lender and investor requirements may vary, so some files will involve more review than others. We tell you exactly what your file needs before anything starts.
The standard IRRRL funding fee is generally [CMS: current IRRRL funding fee percentage] of the loan amount, which is lower than the fee on most other VA transactions. Certain borrowers are exempt, including some Veterans receiving VA disability compensation. Current figures are published by VA and linked in our sources section.
It means the refinance must genuinely improve your position rather than just generating a transaction. The rules require things like a real rate reduction for fixed to fixed refinances, an old loan versus new loan comparison, and cost recovery within the required period. It exists to protect you, and it is the same standard our phone review is built around.
No, and be cautious of any advertising that promises skipped payments. Continue making your current mortgage payments until you receive confirmed instructions from your servicer. Interest is always accruing somewhere, and a payment that looks skipped is generally built into the new loan.
Nothing is guaranteed. Principal and interest may drop when the rate drops, but taxes and insurance can change independently, financed costs increase the balance, and resetting the term affects total interest over the life of the loan. That is why the old versus new comparison exists, and why we go through it with you before you decide.
Two separate benefits may apply. First, a Veteran who receives VA compensation for a service connected disability, or who otherwise qualifies for an exemption under VA rules, may not have to pay the VA funding fee. On an IRRRL, this can reduce the total refinance costs and may improve the break even calculation. Second, Georgia provides a disabled Veteran homestead property tax exemption for qualifying residents, including Veterans rated 100 percent totally disabled, Veterans paid at the 100 percent rate because of unemployability, and certain Veterans who meet other applicable qualification criteria. The home generally must be owned and occupied as the Veteran's primary residence, and the exemption must be applied for through the appropriate county office. If it is approved and property taxes are included in the mortgage escrow account, the servicer may adjust the escrow portion of the monthly payment after receiving and processing the updated tax information. Eligibility requirements and exemption amounts may change, so confirm current details with your county tax office or the Georgia Department of Veterans Service.
