Educational Example 01
The Realtor Whose Best Year Doesn't Show on Paper
- The situation
- A real estate agent has had two strong commission years, all on 1099s. Between mileage, marketing, brokerage fees, and every other legitimate deduction, the tax returns show a fraction of what actually came in. High rate credit card balances built up during a slower stretch, and the agent wants to consolidate them using home equity.
- Why a 1099 cash out may be considered
- The program starts from gross 1099 income rather than the taxable income left after deductions, so the qualifying number reflects the real production, not the tax strategy.
- What still needs review
- The full cost of the refinance against the interest being escaped, the equity that remains afterward, and whether the consolidated payment genuinely improves the monthly picture without stretching short term debt too far.
- When another path could fit better
- If the tax returns actually do support the income, a conventional full documentation cash out may price better, and we will say so before anything moves forward.
