A temporary buydown lowers your interest rate for the first few years of your loan. A lump sum, typically paid by the seller, builder, or lender, is placed in an escrow account and used to cover part of your interest payments during that time. After the buydown period ends, your rate returns to the original fixed rate.
Here's how different buydown options work:
| 3-2-1 Buydown |
Your rate is reduced by 3% in year 1, 2% in year 2, and 1% in year 3. |
| 2-1 Buydown |
Your rate is reduced by 2% in year 1 and 1% in year 2. |
| 1-1 Buydown |
Your rate is reduced by 1% in both year 1 and year 2. |
| 1-0 Buydown |
Your rate is reduced by 1% in year 1. |
Once the buydown period is over, your loan automatically adjusts to the original fixed interest rate for the rest of the term, with no refinancing or changes needed.
